Buying a Home on Lake Murray, SC: Communities, Home Styles & Price Points

If you’re searching for Lake Murray SC homes, one of the first things to understand is that Lake Murray isn’t one real estate market.

And that’s actually one of the things that makes it so interesting.

Depending on which side of the lake you explore, you can find condos, established neighborhoods, ranch homes, new construction, homes with community lake access, properties with boat slips, older lake cottages, custom waterfront homes and luxury estates.

You also don’t necessarily need a million-dollar budget to enjoy the Lake Murray lifestyle.

So, where do you start?

Let’s go around the lake.

Where Is Lake Murray, SC?

Lake Murray sits just outside Columbia and stretches through several communities in the Midlands of South Carolina.

The lake has approximately 650 miles of shoreline, and the areas most buyers encounter include Chapin, Irmo/Ballentine, Lexington, Gilbert/Batesburg-Leesville and Prosperity/Newberry, along with portions of Saluda County.

If you’re relocating to the Columbia area, this is also why I encourage buyers to look beyond the words Lake Murray in a home search.

Where you live around the lake can make a big difference in your commute, shopping, dining, boating experience and the types of homes available.

How Much Do Lake Murray SC Homes Cost?

There isn’t one simple answer.

Recent market data put the broader Lake Murray median sale price around $495,000, but that number includes many different types of properties and locations.

Current inventory shows just how wide the range can be.

Buyers may find condos and townhomes in the $300Ks, homes in lake-access communities beginning in the $400Ks, waterfront homes across a variety of price points and luxury lakefront properties reaching well into the millions. Current Chapin and Lexington listings alone range from the $400Ks to more than $2 million, with some luxury Chapin properties exceeding $3 million.

Here’s a better way to think about Lake Murray SC pricing:

Approximate price range What buyers may find
Under $400K Condos, townhomes, smaller or older homes, homes near the lake and occasional lake-access opportunities
$400K–$650K Established neighborhoods, ranch homes, newer construction, community ramps/marinas and some waterfront possibilities
$650K–$1M Larger homes, more extensive lake amenities and an increasing number of waterfront opportunities
$1M–$2M Private waterfront homes, docks, larger lots, custom construction and premium locations
$2M+ Luxury waterfront homes, custom residences and larger lakefront estates

These aren’t hard price boundaries. Lake Murray inventory changes constantly, and the property itself matters just as much as the ZIP code.

For example, current Prosperity inventory includes waterfront homes around the $400K–$700K range as well as properties above $1 million.

That’s why I prefer to start with the lifestyle and location first and then build the home search around it.

East Shore: Irmo & Ballentine

If access to Columbia and I-26 matters, the Irmo/Ballentine side deserves a look.

This side of Lake Murray SC provides convenient access to Harbison, shopping, restaurants and services while still offering neighborhoods connected to the lake.

Housing can include condos, townhomes, established subdivisions, homes with community lake access and private waterfront properties.

You’ll also find communities with amenities such as boat ramps, docks and marinas. For example,  Tattlers Wharf and Lakeside at Ballentine are communities with documented lake-access amenities.

And if you’re exploring this side of the lake, don’t just drive through neighborhoods.

Experience it.

Tavern on 6 is near the Lake Murray Dam area and offers a casual local dining stop in Irmo.

You can also head toward the ever-popular Liberty Tap Room & Grill, located at Lake Murray Marina  to get a better feel for how this side of Lake Murray connects with Columbia.

North Shore: Chapin

Chapin probably offers one of the broadest mixes of Lake Murray housing.

You can find newer construction, established neighborhoods, homes with community lake access, golf communities, larger custom homes and substantial private waterfront properties.

That range is reflected in today’s inventory. Current Lake Murray-related Chapin listings include homes in the $400Ks and $600Ks as well as waterfront and luxury properties above $1 million and $3 million.

Some communities offer shared lake amenities as well as private shoreline.

Your home search might include communities such as Palmetto Shores, Paradise Cove, Night Harbor or Timberlake, depending on your budget, preferred housing style and desired lake access.

For example, Palmetto Shores includes a gated community boat ramp, day dock, kayak launch/storage and boat storage, while Paradise Cove has a neighborhood boat ramp and marina with some deeded-slip properties.

And then there’s the lifestyle part.

Rusty Anchor and Nauti Turtle sits at Lighthouse Marina and can be reached by car or boat. Its current website describes both indoor and open-air lakefront dining directly on Lake Murray SC.

That makes it an easy stop when you’re spending a day learning the Chapin side of the lake.

South Shore: Lexington & Gilbert

For buyers who want access to Lexington’s shopping, dining and everyday services, the southern side of Lake Murray can offer a very different experiences.

Housing runs from condos and townhomes to established subdivisions, new construction and high-end waterfront homes.

Current Lexington inventory illustrates that variety: Lake Murray-related properties include condos and townhomes in the $300Ks, homes around the $400K–$600K range and waterfront estates exceeding $1 million and $2 million.

This is also where understanding lake access versus lakefront becomes especially important.

A home may be in a community with a boat ramp or dock without actually sitting on Lake Murray.

Settlers Point, for example, has documented neighborhood Lake Murray SC access with a community boat ramp, while Shell Pointe in Gilbert includes a community dock, boat ramp and boat storage.

Meanwhile, downtown Lexington offers its own restaurants, shops and events, so buyers can combine the lake with access to an established town center.

West & Northwest Shore: Prosperity & Leesville

This is the part of Lake Murray SC I don’t want buyers to automatically overlook.

The Prosperity and Leesville sides often feel very different from Chapin, Irmo and Lexington.

There is generally less retail density and longer drives between destinations, but buyers may also find larger lots, older lake properties, custom homes, new construction and waterfront opportunities at price points that make the drive worth exploring.

Our original buyer guide described this side as offering “more space and a different price/value equation.”

Current Prosperity listings reinforce that point. Waterfront inventory currently includes examples in the $400Ks, $500Ks, $600Ks and $700Ks as well as homes above $1 million.

Communities such as Woodside Shores also give buyers another option. The neighborhood has documented community boat access along with custom home construction.

This is also a side of the lake where I strongly recommend spending some time rather than simply looking at mileage on Google Maps.

Stop at Martins Landing Bar & Grill at Martin’s Landing in Prosperity. The marina offers boat docking, a launch and waterfront dining, making it a good place to actually experience this part of the lake.

For boaters, Riverwinds Landing On Lake Murray in Prosperity and Southshore Marina in Leesville are additional examples of the boating infrastructure available on the western side.

Lake Access Is NOT the Same as Lakefront

This is one of the most important things Lake Murray buyers need to understand.

A listing that mentions “Lake Murray access” doesn’t necessarily mean you’re buying waterfront property.

There are several possibilities:

Near Lake Murray – The home may simply be located near the lake.

Community lake access -The neighborhood may provide residents with a boat ramp, dock, kayak launch or other shared access.

Marina or boat slip access – A neighborhood may have a marina, but that doesn’t automatically mean every home comes with a boat slip.

Private waterfront -The property itself borders the lake.

And even with waterfront property, buyers need to investigate the shoreline and dock situation carefully.

Boat slips can be deeded, assigned, leased, purchased separately, waitlisted or subject to availability. A “community marina” does not automatically mean a particular property includes a slip.

Can You Build a Dock on Lake Murray?

Don’t assume that waterfront automatically means you can build whatever dock you want.

Dominion Energy manages shoreline permitting on Lake Murray. Residential shoreline projects such as docks, boat ramps and retaining walls require review and permitting. Dominion’s guidelines also include specific requirements affecting whether certain lots can qualify for docks.

For a waterfront purchase, some of the questions I want answered before closing include:

  • Does the existing dock have the appropriate permit?
  • What lake-access rights actually transfer with the property?
  • Is a boat slip deeded, assigned, leased or separately purchased?
  • Are there HOA or marina fees?
  • Is boat or trailer storage permitted?
  • What are the water depth and shoreline characteristics?
  • Are there restrictions affecting future dock or shoreline work?

Those aren’t nearly as exciting as the lake view in the listing photos.

But they matter.

Don’t Pick a Lake Murray Home Before You Pick a Side of the Lake

Lake Murray is big. Trying to tour Chapin, Irmo, Lexington, Gilbert, Prosperity and Leesville in one giant showing day usually isn’t the best way to understand it.

Instead, I like to break the lake into sections.

Spend one day exploring Irmo, Ballentine and Chapin.

Another day can focus on Lexington and Gilbert.

Then drive the Prosperity and Leesville side.

The goal isn’t just to compare houses.

Compare the roads. The drive. The marina access. The restaurants. The shopping. The neighborhoods.

Most importantly, compare how you would actually use the lake.

Someone who plans to put a kayak in the water several mornings a week may prioritize something very different from someone who owns a 25-foot boat -or someone who simply wants a porch with a beautiful lake view.

Which Lake Murray SC Homes Are Right for You?

There isn’t one “best” place to live on Lake Murray.

There are simply different ways to live here.

You might choose a condo with shared amenities, a ranch home in a community with a boat ramp, new construction near the lake, a home with a deeded slip or a private waterfront property with its own dock.

That’s why I don’t start a Lake Murray SC home search by asking only:

“What’s your price range?”

I also want to know:

How do you want to use the lake?

Once we know that, we can figure out which side of Lake Murray -and which type of home- makes the most sense for your search.
