If you’re considering living in Blythewood SC, you may want to take another look at everything this growing Midlands community has to offer.
Located just north of Columbia along the I-77 corridor, Blythewood offers an interesting mix of established neighborhoods, newer construction, starter homes, larger properties and impressive luxury homes.
Of course, there’s been plenty of conversation about Scout Motors.
Whether you’re relocating to Columbia or moving within the Midlands, Blythewood deserves a closer look. Understanding its homes, location and ongoing development will help you narrow your search.
So, let’s take a closer look at living in Blythewood, SC.
Where Is Blythewood, SC?
Blythewood is located northeast of Columbia in Richland County, with convenient access to Interstate 77.
Its location connects residents to downtown Columbia, Fort Jackson, the University of South Carolina and the broader Midlands. I-77 also provides a northbound route toward Charlotte.
However, not every property with a Blythewood address is located within the town limits.
For that reason, it’s important to understand this distinction when comparing homes, taxes, utilities and services.
For buyers relocating to South Carolina, I recommend exploring Blythewood alongside other communities in our Moving to Columbia, SC Guide: https://wendyweedenteam.com/2026/08/25/moving-columbia-sc.
What Are Homes Like in Blythewood?
One of the things I appreciate about Blythewood is the variety of housing.
You’ll find traditional subdivisions, established neighborhoods, new construction, golf communities, larger lots, acreage properties and custom homes.
For example, some neighborhoods offer community pools and clubhouses. Others feature wooded settings, golf amenities or larger parcels with fewer shared facilities.
And the homes themselves can be just as different.
Buyers may encounter single-story ranches, traditional two-story homes, open-concept new construction and expansive luxury properties with multiple living areas.
For that reason, I encourage buyers to look beyond the number of bedrooms and bathrooms.
Consider the lot, neighborhood amenities, HOA requirements, floor plan and proximity to the places you’ll visit regularly.
Two homes with similar prices can offer VERY different experiences.

How Much Do Homes Cost in Blythewood, SC?
Blythewood offers housing across a wide range of price points.
According to Realtor.com‘s August 2026 market data, the median listing price was approximately $398,100, while the median sold price was approximately $410,000.
However, a median doesn’t tell the whole story.
Depending on current inventory, buyers can explore smaller homes, established subdivisions, new construction, larger properties and luxury residences at substantially different prices.
At the upper end of the market, larger floor plans and premium finishes can make a difference. Outdoor living spaces, lot characteristics and neighborhood amenities also affect what a property offers.
So, what’s my advice?
Don’t assume every Blythewood neighborhood has the same price point or that square footage alone tells you which home offers the right value.
Compare the entire property.
Why Is Everyone Talking About Scout Motors?
If you’ve been following development in the Midlands, you’ve probably heard about Scout Motors.
The company is developing a major vehicle manufacturing facility in Blythewood. The project has brought new attention to the area, along with workforce development and transportation infrastructure projects.
In April 2026, Richland County reported the opening of Scout Motors’ new training center. The center will support workforce preparation and hiring.
Meanwhile, transportation improvements around the manufacturing site have been planned to accommodate anticipated traffic and development.
What does that mean for homebuyers?
It means understanding what’s happening around a potential property is especially important.
For example, research nearby construction, planned roads, zoning and future development. Also, drive the routes you expect to use regularly.
While major projects can change an area’s economy and infrastructure, no one can guarantee how they’ll affect an individual home’s future value.

What Should Buyers Know Before Purchasing a Home in Blythewood?
Before buying in Blythewood, there are several things worth investigating.
New construction versus resale: Compare builder incentives, warranties, upgrades, lot premiums and the features already included in an existing home.
HOA requirements: Review dues, amenities, architectural guidelines and any restrictions that may affect how you use the property.
Property location: Verify whether the home is within Blythewood’s town limits or an unincorporated area of Richland County.
Utilities and land: If you’re considering acreage or a more rural property, confirm water, sewer or septic systems, zoning and permitted uses.
Schools: Verify the assigned schools for the specific address directly with Richland School District Two. Attendance boundaries can change.
Future development: Research nearby construction and transportation projects rather than relying solely on how an area looks today.
Finally, take the time to explore different neighborhoods.
A successful home search goes beyond beautiful listing photos. Understanding the property and its surroundings matters just as much.
