If you’re considering The Avenues West Columbia SC, there’s a lot to know about this established neighborhood and its location. Spend any time around West Columbia lately and you’ll probably notice something: there’s a lot happening on this side of the river.

Just beyond the restaurants, shops and activity of the River District sits one of West Columbia’s established neighborhoods, The Avenues.

Tree-lined streets, older homes with character and a location close to downtown Columbia give this neighborhood a look and feel all its own.

And if you know me, you know I love a neighborhood where the houses don’t all look the same. 😉

So, let’s take a closer look at living in The Avenues in West Columbia, SC.

Where are The Avenues in West Columbia?

The Avenues are located in West Columbia, just across the Congaree River from downtown Columbia.

One of the biggest perks is how much is nearby. The Congaree Riverwalk, State Street, Meeting Street, downtown Columbia and the University of South Carolina are all easy to reach.

In addition, the nearby River District continues to grow and change. Restaurants, local businesses, public spaces and river access are all part of this section of West Columbia.

As a result, The Avenues offers an established neighborhood while keeping many West Columbia and downtown Columbia amenities nearby.

What Are Homes Like in The Avenues West Columbia SC?

This is where The Avenues gets interesting.

Instead of one builder or one home style, you’ll find a mix of older homes throughout the neighborhood. Bungalows, cottages, brick homes and mid-century ranches all add to its character.

You’ll also find homes in a wide range of conditions.

Some have been fully renovated, while others still have many of their original features. As a result, two homes built around the same time can offer VERY different buying experiences.

And that’s something buyers need to understand.

What Should Buyers Know About Older Homes?

Pretty countertops are great. But what’s happening behind the walls matters, too.

When I’m looking at an older home with a buyer, I’m also looking at the major systems and updates. Electrical, plumbing, HVAC, windows, roofing and drainage can matter just as much as the finishes you see in photos.

This is especially important in The Avenues. Two homes that look similar may have very different renovation histories.

A Real Example: 605 C Avenue

One example is 605 C Avenue in West Columbia, a 1960s ranch I currently have listed in The Avenues.

At first glance, you’ll notice the renovated kitchen, updated bathrooms, new flooring and refreshed living spaces. However, some of the home’s most important updates aren’t the ones that photograph well.

The renovation also included major updates to the plumbing, electrical and HVAC systems.

In other words, there’s much more to this renovation than the pretty stuff.

That’s why I tell buyers to look beyond what they see in the listing photos.

When comparing older homes, ask what was updated and when the work was done. Most importantly, find out whether the renovation went beyond cosmetic finishes.

What’s Near The Avenues?

Location is a big part of The Avenues story.

The nearby West Columbia River District offers restaurants, coffee shops, local businesses, public art and access to the Congaree Riverwalk.

Meanwhile, downtown Columbia and the University of South Carolina are just across the river.

That gives The Avenues something that’s hard to recreate in a new development: older homes and established streets near an area that continues to grow and change.

If you’re thinking about buying here, look beyond the listing photos. Pay attention to the home’s age, condition, updates, lot and location. Also, find out what work has, or hasn’t, been completed.

Most importantly, compare the whole house, not just the list price or the pretty kitchen.
